Can I Modify the Plans? Yes. Most of our home plans can be modified to suit your needs.
- Most minor changes can be done "on-site" by your builder.
- For changes to the drawings themselves, please use our modification service.
Click the "Modify This Plan" button found on the plan page to the right of the
artist's rendering and fill out the form that appears.
- If the changes are extensive, we recommend purchasing a Reproducible set and
having the changes made locally.

with the changes you would like to make, and we can suggest the most practical
approach to making these changes!
How Much Does It Cost
to Have Modifications Done? The cost to customize a home plan
completely varies depending on the plan and the types of changes required.
Customization work can range anywhere from under one hundred dollars to
thousands of dollars, depending on the complexity of the changes. Please contact
us if you would like a quote!

Favorite Plans/Searches: If you are having trouble logging in to save or view
plans or searches, verify that you have cookies enabled. The Web site requires
the ability to save a cookie to your computer to log you in. Some pop-up
blockers and anti-spyware programs can block or remove cookies (if you have one
of these installed, ensure that the Globalhouseplans.com Web site is added to
the "safe" or "trusted" list). The login cookie set by Globalhouseplans.com does
not contain any personally identifiable information and is not used for external
marketing purposes.
Page has Expired: If you are seeing an error
message that indicates that the "page has expired" when you use the "back"
button to return to your search results, try clearing the cache in your web
browser (Internet Explorer users should select the Tools menu, Internet Options
selection, General tab, Delete Files button).
Advanced Search: If the
advanced search is not automatically updating your results and showing you the
three most popular plans, verify that you have cookies enabled (see above for
more information on cookies). If you are having trouble clearing information
from the Advanced Search form, try deleting the cookies in your web browser
(Internet Explorer users should select the Tools menu, Internet Options
selection, General tab, Delete Cookies button).
What is
a Study Set? A Study Set is a reduced-detail set of house plans. It
is typically used to view the selected home plan in more detail. It usually
includes the four exterior elevations and floor plans only. You cannot build
from a Study Set, but in most cases the cost of the Study Set is credited toward
the purchase of a construction set (5 Copy, 8 Copy, Reproducible, CAD) of the
same house plan if you choose to order it.
What is a
Reproducible? Erasable Vellum - Is a one copy set of plans
printed on transparent paper, which is erasable with an electric eraser. It is
used for making minor changes, such as moving windows, doors, etc… With the
reproducible or erasable Vellum set, you receive a copyright release which
allows you to make as many copies as you like, without infringing on copyright
laws. CAD Disk - A CAD disk contains all of the same information as a
construction set, but in an electronic format. The CAD file is used to make
major modifications or to bring a plan up to local codes. The CAD files can be
opened in most professional design programs such as AutoCAD and are accompanied
with a copyright release so you can customize the home plan however you would
like!
What is a Mirror Reverse? A Mirror
Reverse is a mirrored image of the home plan, with the text appearing backwards.
You cannot obtain a building permit with the plans in Mirror Reverse, so when
ordering, we recommend only ordering one or two sets with the mirror reverse
option.
What is a Right Reading Reverse? The
plan is reversed with all text reading correctly. This option may not be
available for all designs, so please check availability when ordering. All sets
will be in right reading reverse. This option may take 3 to 5 business days to
complete.
What is Included in a Material List?
Material Lists are the complete list of the building materials that you need
to complete construction of the home. They include all of your typical materials
such as lumber, insulation etc. Usually, not included are appliances, plumbing,
mechanical, fixtures, and various interior finishings. Material Lists are
available with select plans only for an additional charge.
Are Mechanical Details Included With the Plans? Mechanical
diagrams are not included with most home plans. They are not needed for typical
construction, and vary drastically among regions/countries depending on local
codes.
Are Garages Included in the Total Square
Footage? No. The garages are not included in the overall square
footage of the home. Square footage is calculated as livable heated (drywalled,
painted, carpeted) square footage. Decks, courtyards, patios and verandas are
also not included in this calculation.
Can I have an
Address Where This Plan Has Been Built in My Area? Unfortunately, for
privacy reasons, we cannot provide you with the addresses of plans that have
been built. If we do have photographs, they will be displayed online!
How Much Will This Plan Cost to Build?
Please refer to the "Calculate Cost to Build" button on each individual plan
page for the averages in your area. Keep in mind that these figures are just
estimates and actual costs should be verified by a professional in your area.
Can I Make Copies of These Plans? No. All
plans we sell are copyrighted through the original Designers. Making copies of
these plans will violate copyright laws!
Can I Get A
Rear Elevation of This Plan? Yes. If you require a rear elevation,
please click on the rear elevation button located on the plan page. If the
button is not displayed, please email us with the plan number, and we will send
it to you as soon as possible!
Can I Change the
Foundation? Yes. If what you are looking for is not listed, please
contact us to verify the options that are available for each plan. For an
additional fee, we may be able to have the plan redrawn with the foundation type
that you require. In many cases, however, this is a simple change and can be
modified during construction.
Can I Modify the Exterior
Walls from 2x4 to 2x6 or Vice Versa? Yes. This is a simple change
that in most cases can be done by your builder during construction. If you
require the actual blueprints changed, please contact us and we can provide you
with a quote.
How Do Local Building Codes Affect My
Plan? If you are planning to build in an area with unique
specifications such as high wind/snow loads, coastal areas, earthquake zones,
substandard load bearing soil conditions, or extreme grades; local authorities
may require an engineer's report. If an engineers stamp is required, you will
need to have the plans stamped at your local level.
Can
I Return the Plans? No. Construction plans may not be returned for
credit and/or refund under any circumstances.
How Many
Sets Should I Order? We recommend a minimum purchase of five sets.
Eight sets are strongly recommended when building larger homes. Extra sets are
offered to ensure that you have enough copies for your local municipality,
builder and the various sub-trades.

Are the Plans Copyrighted? Yes. All
illustrations and plans contained in this publication are the exclusive property
of Globalhouseplans.com and our Architects/Designers. Reproduction in whole or
in part is strictly prohibited by law. One dwelling may be constructed from a
construction set purchased. Plans may not be resold or copied. We strive for
accurate representation of renderings and plans and will not be responsible for
errors or omissions in this publication. Strict penalties will be enforced for
violators of copyright laws.
Do You Have A Photograph
of the Plan I am Interested In? If we do have a photo of the plan
that you are inquiring about, it will be displayed online on the individual plan
page. Please check back, as we are updating this as we receive new photos.
(Please note: The photographs placed online may differ from the actual
plans, depending on the modifications performed by the owner/builder).
How Long Does It Take to Get My
Plans? It all depends on when the order is placed and what method of
shipping is chosen. In most cases, we can ship out the plans within 24 hours.
The turnaround time for certain plans is longer. If you require any
modifications to the plan, or a reversal, the time varies depending on the
complexity. Please call with the plan number and we can let you know when to
expect your plans!
What Are the Methods of
Shipping? It depends on where you are located. Not all methods of
shipping are available for all plans. Please call us to inquire about the plan
you are interested in. Shipping times indicated are average.
